Category: Event
Date: February 8 2026

The 'real estate transaction' process is organised as follows:
  1. It identifies what on paper is 'a possible operation'.
  2. Various stakeholders are involved in the operation:
    1.  with capital, i.e. investing liquidity to take over the operation and to carry out the work, paperwork, etc.
    2. with workers, i.e. I participate not with liquid capital but with operational labour
  3. I create a temporary joint venture (ATI) in which the partners of the operation participate
  4. You lock in the operation by trying to pull the price down as much as possible
  5. I carry out renovation work
  6. I am selling the property
The current process is used by most market players. But because of the time required to carry out steps 2 and 3, it takes a long time, risking losing the transaction because until step 4, the real estate is still on the market. Furthermore, to ensure a good level of profitability, it is more important to buy at a very low price than to sell at a high price on the market, and not having immediate liquidity makes this more difficult. In summary, the profitability of the transaction is mainly dictated by the purchase price, in fact the sale price is to a large extent dictated by the real estate market.  The Mac8® modelInstead, it envisages a different approach...
  • Gathering pre-survey documentation: – Analysis of documentation and creation of the investment sheet – Site visit – Definition of the post-site visit operational sheet
  • Confirm operation: – Sharing of the preliminary agreement with our requests and start of negotiations – Sharing of the financial timeline and potential start date for completion of works (internal action)
  • Sale of the property: – Rendering – Property sheet – etc
Mac8® is a strongly capitalised and very liquid company (with good liquid assets), which allows it to be able to lock in transactions at virtually point 1 immediately. This makes it possible to:
  • Being faster in the implementation of the operation
  • Being able to negotiate the price more by having immediate liquidity to lock in the transaction
